INSPECTION FEES FOR
SINGLE PHASE / PER DB BOARD:
Beetle Inspection Fee: R450.00 ex vat
Electrical Inspection Fee: R450.00 ex vat
Plumbing Inspection Fee: R450.00 ex vat
Gas Inspection Fee: R450.00 ex vat
Electric Fence Inspection Fee: R450.00 ex vat

Inspection fee costs will not be charged upon acceptance of quotations, however kindly note the inspection fees are payable if a quotation is declined.
Compliance certificates may not be issued on behalf of another contractor having complete any work. Compliance certificates are issued by SWAT GROUP for all work completed by SWAT GROUP.
Should another contractor have completed any repairs to the property, SWAT GROUP will re- inspect the property and issue the compliance certificate/s accordingly – note that an inspection fee will be incurred by the client. The cost incurred excludes any additional repairs required which have not been quoted for by the original contractor.
Requirments per inspection
ELECTRICAL CERTIFICATE (SANS 10142-1)
An electrical COC is required when transfer of ownership takes place.
WHAT AN ELECTRICAL CERTIFICATE COVERS:
- All distribution bards throughout the property – Labels, wiring, circuit breakers etc.
- Socket outlets and light switches – To be earthed and in working order.
- Earthing and bonding of all hot water cylinder pipes, satellite dishes and TV aerials etc.
- Isolators to be installed for all fixed appliances such as extractor fans, ceiling fans, stoves etc.
- No open joints or broken conduits – No exposed red or black house wires.
ITEMS THAT DO NOT FORM PART OF AN ELECTRICAL CERTIFICATE:
- Fixed appliances
- Stoves
- Pool pumps
- Hot water cylinders
- Air conditioners
- Timer switches
- Bore hole pumps
- Garage door motors
- Spa baths
- Pool lamps
- Globes
The compliance certificate only covers the circuits up to and not including the fixed appliance from the point of supply to the point of consumption.
NB: The electrical certificate is valid for 2 years. Should any alterations and/or upgrades be done after the COC has been issued a new COC will be required and the current one becomes invalid.
BEETLE CERTIFICATE
A woodborer inspection shall be arranged at the seller’s expense to have all the accessible timbers of the property inspected by a qualified wood borer inspector who is duly a member of SAPCA (South African Pest Control Association). The inspector will examine all visible timbers for any infestation of wood destroying insects, if activity is found the necessary recommendations for treatment or replacement will be issued to the seller.
THE TIMBERS WILL BE INSPECTED FOR THE FOLLOWING WOOD DESTROYING INSECTS:
- Anobium Punctatum – common furniture beetle
- Oxypleuris Nodierii – Brown house beetle
- Hylotrupes Bajulus – Italia beetle
- Cryptotermis Brevis – West Indian Dry wood termite
- Lyctus Brunneus – Powder post beetle
- Sub-terranean termites
- Nicobium Casteneum – False furniture beetle
- Serpula Lacrumens – Dry Rot
NB: A woodborer certificate is valid for as long as the transfer takes place.
WATER/PLUMBING CERTIFICATE
The City of Cape Town Water by-law 2010 section 14 (1), stipulates that before a property can be transferred a COC for the water installation needs to be issued.
THE FOLLOWING IS A CHECKLIST OF THE ITEMS THAT ARE REQUIRED TO BE COMPLIANT IN ORDER FOR THE COC TO BE ISSUED:
- The water pipes in the installation are properly saddled
- None of the terminal fittings leak and they are correctly fixed in position
- The hot water cylinder installation complies with SANS 10252 and SANS 1025
- The private isolating valve is in place and functioning
- No storm water is discharged into the sewage system
- The water meter registers when water is used and stops completing when water is drawn
- There is no cross connection between the potable water supply and any grey or ground water, borehole water/well point
This water certificate only covers the above, it is not a plumbing certificate and does not cover items such as blocked drains, cracked basins, flusher handles, bath water draining to slowly etc.
NOTE: A drip tray only needs to be installed if the geyser was installed after 2006. The water certificate is valid for 6 months from date of issue.
GAS CERTIFICATE
- No more than 100kg IPG outside a property
- No more than 19kg IPG inside the property
- No more than 9kg IPG inside a flat
The cylinder must be placed 1m away from a door, open window, boundary wall, 1.5m from an electrical point above the valve, 2m from drains, air con inlets, 3m away from a window below, 5m away from an electrical point below valve, gas geyser 1.4m from ground surface and 1m away from the valve.
The certificates verify and warrant that there are no gas leaks, emergency shut off valves are installed correctly and that the gas piping, regulator, valves and gas appliance are in safe working condition and not corroded.
A new certificate is required with every transfer of the property however, it is recommended that a new certificate should be issued with your annual installation maintenance.
ELECTRIC FENCE
If the fence has been installed after December 2012 the following regulations will apply:
- The fence to be in safe working order
- A max of 3m between posts
- The wire to be terminated correctly
- Earth spies to be installed every 30m
- Signage to be installed at various points
The Electric Fence certificate is valid for 2 years.
